Zoning
The Planning and Community Development Department is responsible for administering the zoning ordinance of the City. The primary goals of the zoning ordinance is to preserve health, safety and welfare; protect property values; control nuisances; and, guide the future development of the City of Orange.
Zoning affects existing developments and new developments but does not affect development in the Extra-territorial Jurisdiction (ETJ) of the City. The ETJ is a two-mile area outside the City limits except where there is a common agreement on the ETJ between the City of Orange and the City of Bridge City.
All parcels of land inside the city limits of Orange have a zoning designation and zoning regulations. Before developing on a parcel of land or adding accessory structures on a parcel of land, property owners are strongly advised to contact the Planning and Community Development Department at 409-883-1034 before developing the property (or placing an accessory structure on the property) to discuss any regulations that may apply.
Zoning letters may be obtained by calling Kelvin Knauf, Planning and Community Development Director at 409-988-7397 or emailing kknauf@orangetexas.gov There is no fee for a zoning letter.
Inquiries about zoning on a parcel of land may be made to Kelvin Knauf, Planning and Community Development Director at 409-988-7397 or emailing kknauf@orangetexas.gov
